The Tyler City Council will consider a real estate company’s request to rezone a 115-acre site in a rapidly growing area of the city.

Roosth Properties is seeking to rezone the land, located between Old Jacksonville Highway and South Broadway Avenue, for a combination of housing, offices and commercial space.

The City Council will consider the issue at its Wednesday meeting, after the Planning and Zoning Commission voted 5-0 on June 4 to support the project. The City Council makes the final decision on the issue.

If the City Council approves the zoning change, the decision would open up 115 acres of land for development in an area where 294 acres was rezoned in April for the Genecov Group, and 87 acres was rezoned in May for another owner.

Since a neighborhood meeting May 30 with local property owners, Roosth Properties has made several changes, according to a memo submitted to the City Council by City Manager Ed Broussard.

“There is no longer any apartment-style zoning in the proposal,” the memo says. Additionally, the company changed certain lots from townhome-style zoning to more traditional residential zoning, and commercial zoning to office-style zoning, the memo says.
