Troup Square’s First Store To Open in Early August

The first store in the new Troup Square Shopping Center will open in about a month, a director for the developer said.

Adam G. Saxton, managing partner and director of development for SR Properties LLC and Saxton Pierce Restaurant Corp., said Sport Clips will be the first store to open in the center, 3707 Troup Highway, in early August. Sport Clips has stores in Tyler and Lindale.

The center, which will contain two restaurants and three other retailers, is nearly complete, with tenants left to complete the finish-out work, he said

“The spaces are all filled, except for one, which is 1,388 square feet,” Saxton said via e-mail. “At this point, all tenants are either permitting their work or have already begun work inside the building.”

According to Tyler building permits, Troup Square Shopping Center totals 13,469 square feet and represents a construction investment, excluding interior finish-outs, of $1.28 million.

It will be home to restaurants featuring Italian and Mexican foods.

Oliveto Italian Bistro, a new Italian bistro concept from the creators of Mazzio’s Pizza, will open in the center, Saxton said. It will occupy a 3,836-square-foot space.

“The restaurant has been professionally designed and will feature a modern design,” he said. “We are lucky that Troup Square will be home to one of the first of these concepts in the country.”

Cafe Frontera, occupying 4,513 square feet, will be a modern Mexican restaurant and a new concept developed by industry veterans, Saxton said.

Tru Tan Tanning Salon, an upscale, locally owned salon chain that has locations in Tyler and Lindale, will locate in a 2,204-square-foot space.

“Tru Tan fills a service niche and will aid in bringing daily traffic to the shopping center,” Saxton said.

NEARLY DONE: Troup Square Shopping Center is nearly finished, an official with the developer says. The first store, Sport Clips, is set to open in early August. Two of the five spaces will be for new restaurant concepts to Tyler, Oliveto Italian Bistro and La Frontera.
